 MORTGAGE SALE

The land and building known as 144 Arlington St, Winnipeg in the Province of Manitoba as described in Certificate of Title No. 3280155/1, and the land and building known as 7-350 Qu’Appelle, Winnipeg in the Province of Manitoba as described in Certificate of Title No. 3191883/1 will be sold at a public auction on Thursday the 18thday of December, 2025 at 10:00 a.m. by teleconference. There will be no in-person attendees at the auction. Each property shall first be offered for sale independently of all others, and after completion of the individual property auctions, all properties remaining unsold, if any, may be offered for sale together as a package.

With respect to 144 Arlington Street, Winnipeg, the Mortgagee is advised that there is situated on the property a two and a half story multifamily conversion property of approximately 2,064 square feet with a basement. The property has approximately 45 feet of frontage.

TERMS: With respect to 144 Arlington Street, a $30,000 deposit by way of cash, certified cheque, bank draft, or solicitor’s trust cheque payable to Tapper Cuddy LLP, and with respect to 7-350 Qu’Appelle Avenue, a $10,000 deposit by way of cash, certified cheque, bank draft, or solicitor’s trust cheque payable to Tapper Cuddy LLP. In each case, the maximum amount of cash that may be provided as part of the deposit is $7,500. The deposit(s) shall to be delivered by the successful bidder to Tapper Cuddy LLP within 24 hours of the auction, and the balance in accordance with the conditions to be announced at sale. Should the successful bidder fail to do so the auction shall be considered abortive.

Reserve bid plus such other additional and incidental costs which may be incurred by the Mortgagee will be announced at the commencement of the sale.
